A flooring estimate is mostly about the square foot nobody counted
The client sees the new floor. You see the waste cut at every wall, the carpet tack strip, the dip in the hallway, the 13 stairs and the doorway where LVP meets tile. A flooring estimate that only says "LVP, 620 sq ft, $6.50" will be short before you finish the first room. Price the floor, then price everything the floor touches.
How to structure the line items
Separate material from labor, and give prep and trim their own rows. When the client picks a cheaper product, you change one line.
| Description | Quantity | Unit | Unit price |
|---|---|---|---|
| Remove ceramic tile and thinset, dispose | 180 | sq ft | $4.50 |
| Cement backer board, screwed and taped | 180 | sq ft | $3.25 |
| Porcelain tile 12x24, material, incl. 10% waste | 198 | sq ft | $4.20 |
| Tile installation labor, offset pattern | 180 | sq ft | $8.50 |
| Hardwood, 3/4 in. white oak, nail-down labor | 450 | sq ft | $5.00 |
| Carpet, mid-grade with 8 lb pad, installed | 40 | sq yd | $42 |
Note the material row uses the quantity with waste and the labor row uses the measured area. That is the honest way to show it, and it answers the "why am I paying for 198 feet" question before it is asked.
Worked example: three rooms of LVP plus stairs
Living room, dining room and hallway, 620 sq ft measured. Existing carpet comes out. One low spot near the slider. A 13-step staircase gets LVP treads and risers.
| Description | Qty | Unit | Unit price | Amount |
|---|---|---|---|---|
| Remove and dispose carpet, pad, tack strip | 620 | sq ft | $1.25 | $775.00 |
| Self-leveling compound, low areas | 120 | sq ft | $2.50 | $300.00 |
| LVP, 20 mil wear layer, incl. 10% waste | 682 | sq ft | $3.40 | $2,318.80 |
| LVP installation labor | 620 | sq ft | $2.75 | $1,705.00 |
| Quarter round, primed, installed | 210 | linear ft | $3.00 | $630.00 |
| Transition strips | 3 | each | $45 | $135.00 |
| Move and replace furniture | 3 | room | $50 | $150.00 |
| LVP stair treads and risers with nose | 13 | step | $110 | $1,430.00 |
Subtotal: $7,443.80.
The floor area works out to about $9.70 per square foot before stairs. That is a number the client can compare with other bids, as long as theirs include the same tear-out and trim.

Terms that belong on a flooring estimate
- Validity: 30 days, since material is ordered at current pricing.
- Deposit: enough to order the material, often 30% to 50% on material-heavy jobs, balance on completion. Check your state's deposit rules.
- Acclimation: solid hardwood is delivered several days before install so it can acclimate, per the manufacturer's instructions. The HVAC runs at normal living conditions during that time.
- Moisture: concrete slabs are moisture-tested before install. A vapor barrier or moisture mitigation, if needed, is extra.
- Doors and baseboards: trimming doors to clear the new floor height is included or listed per door; replacing baseboard is priced per linear foot.
- Exclusions: moving pianos, safes and electronics, disconnecting appliances and toilets unless listed, painting new trim.
The common dispute: what was under the old floor
The carpet comes up and the plywood is stained black around the toilet, or the slab has a crack with a 1/4 in. lip. The client signed a price for floor installation, not carpentry. Without a written rule, you either eat the repair or argue in their living room.
Put this in the terms: "Subfloor conditions are not visible until existing flooring is removed. Damaged plywood will be replaced at $95 per 4x8 sheet installed, and leveling beyond the 120 sq ft included above is billed at $2.50 per sq ft. We will show you the condition and get your written approval before proceeding."
A unit price agreed in advance turns a surprise into arithmetic. Take photos after tear-out, before any repair, and attach them to the change order.
Prices on this page are ballpark US figures in US dollars for early 2026. They show how a quote is put together, not a rate survey: price from your own costs and your local market.

Frequently asked questions
Add 10% for a straight lay of LVP, laminate or hardwood, and 15% for diagonal, herringbone or rooms with many angles and closets. Carpet waste depends on how the 12 ft rolls lay out and where the seams fall, so plan it from a seam diagram rather than a flat percentage.
Labor only, typical US ranges are $2 to $4 per square foot for LVP and laminate, $4 to $8 for hardwood, $6 to $12 or more for tile, and $1 to $2 for carpet. Material, tear-out and prep are on top of that.
Yes, as a separate line. Carpet and pad removal is commonly $1 to $2 per square foot, glued vinyl $2 to $3, and ceramic tile $3 to $6 or more, depending on whether disposal is included.
Many LVP manufacturers require the floor flat within 3/16 in. over 10 ft, and large-format tile needs about 1/8 in. over 10 ft. Self-leveler or grinding to get there typically adds $1 to $3 per square foot, and you only know how much after the old floor is up.
Per step. Carpet on stairs commonly runs $50 to $100 per step, and LVP or hardwood treads with matching nose and riser run $100 to $250 per step. Landings are priced per square foot like the rest of the floor.
Say one way or the other. Many installers charge $35 to $75 per room to move standard furniture and put it back, and exclude pianos, electronics, china cabinets and disconnecting appliances.
