What makes a pressure washing estimate different

Pressure washing is sold by the surface. A customer calls about the driveway, then asks about the house, the deck and the fence while you are measuring. Each surface has its own unit, its own rate and its own risk: concrete takes a surface cleaner and high pressure, siding and roofs need soft wash at low pressure, and wood can be damaged by either if you rush it. The estimate needs to show each surface separately so the customer can drop one without asking you to start over.

Structure line items by surface

Use the measured footage as the quantity and your rate as the unit price:

DescriptionQtyUnitUnit price
Driveway, concrete, surface cleaner1,000sq ft$0.18
House soft wash, vinyl siding, 2-story2,400sq ft$0.20
Wood deck wash and brightener400sq ft$0.60
Wood privacy fence, 6 ft, one side150lin ft$2.00
Roof soft wash, asphalt shingle1,800sq ft$0.45

Typical 2026 residential rates:

  • Concrete driveways, walks and patios: $0.15 to $0.35 per sq ft
  • Siding soft wash: $0.15 to $0.40 per sq ft of wall
  • Wood decks: $0.40 to $1.00 per sq ft, more with stripping
  • Fences: $1.50 to $3.00 per linear foot per side
  • Roof soft wash: $0.30 to $0.75 per sq ft of roof
  • Job minimum: $150 to $250

Add surcharges as their own lines rather than raising the base rate. Oil stain treatment, rust removal and heavy mildew all use extra chemical and time, and a separate line tells the customer why the price moved.

If you bundle surfaces, show the bundle. A line like "Multi-surface discount, 3 or more surfaces, 10%" shows the customer what they save by adding the deck, and it gives you a reason to hold full price on a single surface.

Worked example: house, driveway, deck and fence

A 2-story vinyl house with a two-car driveway, a back deck and a cedar fence along the side yard:

DescriptionQtyUnitUnit priceAmount
House soft wash, vinyl siding, 2-story2,400sq ft$0.20$480
Driveway, concrete, surface cleaner1,000sq ft$0.18$180
Front walk and steps250sq ft$0.20$50
Wood deck wash and brightener400sq ft$0.60$240
Cedar privacy fence, 6 ft, one side150lin ft$2.00$300
Gutter face brightening160lin ft$1.00$160
Oil stain treatment, driveway1ea$75$75

Subtotal: $1,485. The front walk alone would fall under the minimum; on this job it rides along. Gutter faces are listed separately because siding soft wash does not remove the black "tiger stripes" on gutters, and customers expect it to.

Terms that fit pressure washing

  • Validity: 30 days. Surfaces get dirtier and seasons change your schedule.
  • Water source: "Customer provides a working outdoor spigot. If none is available, a water hauling fee of $95 applies."
  • Weather: "Jobs are rescheduled for rain or temperatures below 40°F at no charge."
  • Plants and property: "Plants near treated areas are pre-wet and rinsed. Customer to close windows and move vehicles, furniture and potted plants before arrival."
  • Payment: due on completion; no deposit on residential jobs under $1,000 is common.
  • Exclusions: paint that is already failing, oxidized siding, window cleaning and interior water entry through faulty seals.

The common dispute: stains that did not come out

A customer expects the driveway to look new. Oil, rust, irrigation stains and tire marks that have been there for years will lighten but often will not disappear, and the clean concrete around them makes them stand out more. That is the complaint you hear after the truck is packed.

Write it on the estimate before you start:

"Oil, rust, irrigation, tire and leaf stains will be treated but may not fully remove. Results on set-in stains are not guaranteed. Additional stain treatment is available at $75 per area."

Point at the worst stain during the walkthrough and say the same thing out loud. The line on the estimate is what you point to afterward.

Prices on this page are ballpark US figures in US dollars for early 2026. They show how a quote is put together, not a rate survey: price from your own costs and your local market.
